Room for Two (and sometimes four)
Shortly after moving into this family home, the owners noticed that water was leaking into the garage from their girl’s not too attractive or functional second floor bathroom. Our investigation revealed that the prior owners had botched the remodel of this bathroom shortly before the sale of the house. They cut the floor joists under the bathtub and did not reinforce the floor and to top it off they sheet rocked in the shut off valve and motor for the jet tub. This rendered an unsafe (think of the tub fully loaded with a bather and water and virtually no support) and an unhealthy (think mold) interior environment. Safety and comfort aside, there was very limited counter space, the toilet was set off the wall by more than 4” and storage was inadequate for the girls who both dance and play sports. The remedy was to replace the tub (and beef up the floor support), move the toilet back against the wall and to provide not only a three way mirrored medicine cabinet with appropriate bath lighting but a drawer bank for each of the girls plus a spacious linen cabinet. Now the girls have plenty of room for all their “stuff” and there is even room for mom and dad to help them with their dance recital hair-dos.
